The Mortgage Loan Process

Here’s what it actually looks like to work with Montana Mortgage Company, from your first conversation to the day you close. Whether you’re buying, refinancing, renovating, or building, your loan moves through the same core stages with our team, even though the specific steps shift depending on the loan type.

How the Timeline Varies by Loan Type

Most conventional purchases and refinances close within 30 to 45 days of application when you work with our team. A few loan types add steps that extend that timeline:

  • Renovation loans (FHA 203(k), HomeStyle, ChoiceRenovation) mean we coordinate contractor bid review, renovation scope approval, and, for larger projects, a HUD-approved consultant, before moving to appraisal and underwriting.
  • Construction loans replace a single closing with a draw schedule we manage alongside your builder, tied to your project’s progress, then convert to permanent financing once construction wraps up.
  • USDA loans go through an additional review by USDA Rural Development after our own underwriting is complete, which can add time compared to a standard FHA or conventional file.
  • VA loans require us to help you secure a Certificate of Eligibility and coordinate a VA-specific appraisal confirming the property meets minimum property requirements.

Each of these loan types has its own dedicated page with the full process breakdown specific to that program.

Frequently Asked Questions

Your Montana Mortgage Company loan officer will work through the gap with you, whether that’s renegotiating the purchase price, increasing your down payment to cover the difference, or, in some cases, challenging the appraisal if there’s a genuine basis to do so.

This is normal and expected, not a red flag. Underwriting routinely calls for clarifying documents as a file is reviewed, and when it happens, we’ll reach out and tell you exactly what’s needed. Responding promptly is the single biggest factor in keeping your timeline on track.

Most purchase loans close in 30–45 days from application, assuming documentation comes in promptly and the appraisal goes smoothly. Refinances can sometimes move a bit faster since there’s no purchase contract driving the timeline. I’ll give you a realistic estimate based on your specific loan, not a generic number.

It can. We verify employment more than once, including shortly before closing, so a job change, even a positive one, can require additional documentation or, in some cases, delay closing. Let your Montana Mortgage Company loan officer know right away if your employment situation changes during the process, the earlier we know, the more we can do about it.
